Royal Northgate Asset Management is a Florida based company that provides all operational, management and maintenance services to the Royal Northgate family of funds. It is through our funds that allows us to offer unique investment solutions and transform the way individual investors approach real estate as an investment option.

Royal Northgate Growth & Income Fund:

Royal Northgate Growth & Income is currently raising $25,000,000 and will acquire a diversified portfolio of residential income producing properties in the Eastern Central Florida region of the United States.

We will focus primarily on single family homes, multi-family properties up to 20 units, condominiums and townhomes. We also may invest in small commercial properties under $2 million. We are offering 5,000,000 shares of our 5.00% cumulative convertible Class A Preferred Shares at $5.00 per share. Dividends are paid annually and maybe paid in cash or non-voting class B common stock at the discretion of the Company. Each preferred share is convertible into 5 shares of non-voting class B common stock.

Royal Northgate Development Fund:

Royal Northgate Development Fund is currently raising $10,000,000 to acquire a portfolio of both developed and undeveloped residential and commercial assets in very specific loacations in downtown Melbourne and neighboring beachside communities.

Each property will have very unique attributes that offer extensive development possibilities. It is our intent to target residential properties ready for immediate development as well as securing commercially zoned vacant land to initiate due diligence and feasibility studies in preparation for future development. 

We are offering 1,000,000 shares of our 7.00% cumulative convertible Class A Preferred Shares at $10.00 per share. Dividends are paid annually and maybe paid in cash or non-voting class B common stock at the discretion of the Company. Each preferred share is convertible into 10 shares of non-voting class B common stock.

Yes - real estate is one of the four fundamental asset classes around which every investment portfolio should be built. The asset classes are cash, bonds, common stocks and real estate. Real estate is not an alternative to stocks and bonds—it is a fundamental asset class that should be included within every diversified portfolio. Also consider that equity in your primary residence may contribute towards your net worth but should not be counted as part of your investment portfolio.

Each fund offered by Royal Northgate has a very different investment strategy. The underlying strategy will vary based upon the type of real estate being purchased, the holding period and exit strategy of the asset and geographic location. No – the funds offered by Royal Northgate are not considered REITs. While there are some similarities, our strategies do not allow us to distribute 90% of our taxable income as dividends. The dividend rates we offer are fixed allowing us to reinvest into the portfolio and enhance growth.

Each fund offered by Royal Northgate has a different structure and investment strategy. Typically we structure our funds with the issuance of convertible preferred shares that offer a set dividend rate and a set conversion allowing the investor to benefit from the growth of the underlying assets. Yes – every investment in every asset class has an element of risk involved. We make every attempt to control the risk by providing diversification in multiple properties however the ownership and management of real estate does have risks. Please refer to “Risk Factors” in our offering disclosure documents.

Each fund offered by Royal Northgate has a different structure however we typically like to maintain a minimum investment of $50,000.00. Please refer to our investment summaries and offering disclosure documents for details on the minimum investment for each fund.

No - once making your investment there are no fees incurred by the investor. The operating costs of the portfolio are incurred in the normal course of business however the portfolio retains capital reserves to offset any and all expenses.

Each fund offered by Royal Northgate places a different initial value on the shares offered. While you maintain ownership of those shares their value will not change. The net asset value of the entire fund is however calculated annually and at such time we release our financials to our shareholders identifying what this value is. This information will also be available in our online investor resource center.

The company will issue press releases as and when any pertinent event takes place. All asset purchases or liquidations that occur will be updated in our investor resource center on our website. You can of course contact us at any time via telephone or email.

Each fund offered by Royal Northgate has different liquidation events that are possible however each individual fund does disclose the anticipated life of the fund. While liquidation events may be available these can be limited or only accessible under extenuating circumstances. Real estate should be treated as a long term investment and our strategies are structured around the benefits of such.
